Finding a rental apartment in Amsterdam can be challenging due to high demand and limited availability, especially for expats. Oei Housing simplifies the process by offering a tailored House Hunting Service, even if you are not yet in Amsterdam or don’t have time for in-person visits.

Our Unique House Hunting Service

We visit apartments listed by other agents and film them using a high-quality 4K GoPro camera or similar camera. The videos are smooth and unedited, giving you a genuine, uninterrupted viewing experience. Unlike video calls, our method offers exceptional clarity, allowing you to virtually "walk through" the apartment as if you were there. We also provide close-up views of key details like kitchen appliances, storage spaces, and the neighborhood.

How It Works

  1. Submit Your Search Profile: Fill in your preferences on our website.

  2. Request the House Hunting Service: Indicate that you wish to use this service.

  3. Provide Required Documents: (See next Tab for details.)

  4. Initial Video Call: We will organize a WhatsApp call to discuss your needs.

  5. Agreement & Prepayment: If you’re accepted as a client, sign the House Hunt Agreement and make a prepayment.

Start the Search

  • Send Your Selection: Share apartments you’re interested in. We’ll evaluate and visit those that suit your needs.

  • Our Selection: We will also recommend apartments that fit your profile and film them for you.

  • Private Viewing: Videos will be uploaded to a private playlist on the Oei Housing YouTube channel.

Documents Required

To begin the House Hunting Service, please provide:

  • Passport copies for all tenants and occupants

  • Personal introduction (including a photo)

  • Optional: Short video introduction

  • Work documents: Employment contract and two recent payslips

  • Guarantor documents: Letter of guarantee and financial statement

  • Company statement (if the company will be the tenant)

Prepayment

A €1,000 prepayment is required to start the search. This will be credited towards the initial rent, deposit, and commission. The prepayment ensures a commitment between you and Oei Housing. Once received, payments to the estate agent can be made directly, avoiding delays from international bank transfers.

Expected Initial Payments:

  • Deposit: Two months' rent

  • First Month’s Rent: One month

  • Commission: One month’s rent + 21% VAT

We recommend using Wise.com for faster international transfers with minimal fees.

Commission

Our commission is equal to one month’s rent (excluding utilities), plus 21% VAT. This fee only applies if you rent a property outside of the Oei Housing portfolio.

Time limit: The house hunt search has a limited duration of maximum two months. If you have not found a suitable property, you will receive a maximum of 75% of your pre-payment.

Note: Oei Housing can charge a commission either to the tenant or the landlord, but not both.

The Process

Your agent will begin with a detailed video call to understand your preferences and requirements. Using your search profile and the insights from our discussion, we’ll handpick the most suitable listings from Pararius and other platforms for you to review.

When we identify a rental property of interest, whether through your selection or our recommendations, we’ll visit the property and film it in high-quality 4K. This ensures you get a clear, immersive viewing experience without the limitations of a low-quality video call.

If you decide to proceed with renting the property, we’ll handle the entire process for you. We’ll submit your rental proposal and required documents directly to the estate agent managing the listing. If your proposal is accepted, we can quickly arrange the initial payment to secure the property on your behalf.

Typically, the initial payment includes a two-month deposit and the first month’s rent. We will provide you with an invoice for any remaining balance, making the process seamless and efficient.
